SELLING WITH COVELLE & COMPANY
HIRE COVELLE & COMPANY:
With tenure and experience coupled with talent and originality, we are TOP AGENTS offering an exclusive white glove service. We provide cutting edge strageties that offer a proven roadmap to a successful and happy sale.
Let’s set a time to pre-view your home, from there we like to set a separate time to go over our Custom Marketing Plan as well as a Market Analysis of your property.
MAKE YOUR HOUSE A 10:
It’s clichéd but it’s true — you never get a second chance to make a first impression! Fortunately, we are very good at helping you make a great first impression. We will help you to give your home a face lift. Sometimes it’s as basic as the right guidance with decluttering, repairing and cleaning, as well as spatial planning. And on the exterior, don’t forget about the importance of curb appeal!
STAGE & PHOTOGRAPH:
Your debut to the market is similar to online dating. It is pertinent that your home looks as STAGED HOMES sell FASTER and for MORE MONEY. Case and point PROFESSIONAL PHOTOGRAPHY is a MUST!
SHOWINGS | OPEN HOUSES:
The more available your home is to SHOW the easier it is to sell. Our team develops a strategy with our clients on broker open houses, commuter tours, open house’s as well as exclusive invitation events, on top of daily agent showings.
ACCEPT AN OFFER:
An offer is usually good for 24 hours. As experienced LISTING AGENTS we will help you to evaluate the offer, its terms and financing to avoid any apparent pitfalls before accepting.
A home inspection typically takes place approximately seven days after you’ve accepted an offer. The Covelle & Company team will expertly navigate any negotiations that may arise after your home is inspected.
HIRING AN ATTORNEY:
Covelle & Company strongly recommend hiring an experienced real estate attorney to assist in your transaction.
Please view attorneys on our list of preferred vendors.
THE PURCHASE AND SALE AGREEMENT:
The Purchase and Sale Agreement (P&S) is usually signed within 10 to 14 days following acceptance of the offer. This formalized binding contract details the Offer to Purchase. At this time, the buyer’s remaining deposit is due to be held in escrow until the closing.
After the P&S is signed, the bank will contact an appraisal company. An appraiser will make a visit to your home and supply the bank with a list of comparable properties to help them ensure that your property is being sold for a reasonable amount.
THE MORTGAGE COMMITMENT DATE:
The lender usually issues a mortgage commitment within 3 weeks of signing the P & S.
Usually obtained with 1 to 2 weeks after the loan is approved.
This includes but is not limited to smoke and carbon alarm inspection, final water reading, or any required condo documents.
We have partnerships with reputable moving companies in the area, you can find them on our list of preferred vendors.
LET US HANDLE THE DETAILS:
As we come closer to the actual closing date, we will need to obtain some critical documents, that include but are not limited to a smoke & carbon alarm inspection, final utility readings, Title V as well as 6D’s (specific to condominiums).
45-60 days from the signing of the P&S is a typical turn around time for a closing. It may be held at the attorney’s office, at one of our offices, or the Registry of Deeds.
